it's basically the same story but involving suppliers instead of "buyers" of services [i.e. tenants]

This company should check with OFAC if potential suppliers are not on the OFAC "forbidden list", or are not being controlled by [in practical terms: acting on behalf of] someone else who is on the OFAC list.

There are two other sentences mentioning that term: "Property Manager will assist Owner to conduct OFAC searches on all prospective vendors and the principals thereof prior to entering into negotiations regarding a proposed service contract and will retain a record of such search in the Property records." and "In no event will Property Manager enter into a service contract relating to the Property or propose a service contract to Owner if the vendor or any of its principals appear on the OFAC list"

these are "principals" of / in relation to prospective tenants - nothing to do with the difference between existing and prospective tenants - anyway checking the "acceptability" https://ofac.finra.org/ once you have already let a tenant in would be rather pointless...

More information needed please "The principals" suggests that the tenants may be a company's employees, and therefore "the principals" are presumably their employers. Does that make sense asker? Please let us know

A mon avis, on fait ici référence aux garanties données par le locataire en cas de cautionnement pour la location du loyer. Le locateur est alors créancier vis-à-vis ces débiteurs qui lui assurent une entrée de revenus.

IOW there are TWO categories of persons/entities on which to conduct OFAC checks:

the obvious ones: prospective tenants

and the far less obvious ones: the principals of prospective tenants.
