This is from a lease agreement contract, in the 'loyer initial' section.

Le loyer principal mensuel à la date de prise d'effet du bail est de 1877,00 € (Mille huit cent soixante-dix sept euros) hors charges payable par terme d'avance, le premier jour ouvrable du terme et pour la première fois à l'instant même pour la période à courir jusqu'à la fin du terme de prise d'effet du bail.

I don't understand what it's saying about for the first time at the same time? I can't get my head round the second half of this clause at all.
