REGISTRO-DE-PREDIOS

El Registro de Predios es el registro jurídico integrante del Registro de Propiedad Inmueble en el que se inscriben los actos o derechos que recaen sobre predios a los que se refiere el artículo 2019º del Código Civil Peruano, normas administrativas y demás normas especiales, respecto de predios urbanos y rurales.

El Registro de Predios se encuentra integrado por las partidas registrales provenientes de los registros que le dan origen, así como por los asientos que en él se extiendan, organizadas mediante un sistema automático de procesamiento de datos.

Por cada predio se abrirá una partida registral, en la cual se extenderán todas las inscripciones que a éste correspondan. Por cada acto o derecho se extenderá un asiento registral independiente. Los asientos registrales se extenderán unos a continuación de otros asignándoseles una numeración correlativa, de acuerdo a la prioridad en el ingreso al Registro.

¿Cuál es la función jurídica del registro?

Busca proteger y asegurar los actos de transmisión y adquisición de los predios (por ejemplo la compraventa de una casa). Es decir esta institución de circulación de la riqueza, ha sido creada con el fin que los adquirentes (aquel que se convierte en dueño o poseedor de una cosa) conserven sus derechos basándose en la publicidad de los actos y sin que alguna circunstancia oculta pueda afectarles.
