I know this is a Latin term but I am having trouble finding a good translation. Is there a precise legal term in Japanese?

Comment to balius-san's answer The term 現状有姿 is normally used to describe the condition of a structure or building, not the size of a lot. It could be used for a land if, for example, the quality of soil for agriculture is concerned. If the real property is sold to grow fruit trees, it will matter whether certain fruit trees will be going to thrive in the soil. In this case, the land may be sold as is in terms of the condition of soil, and "as is" here can be 現状有姿 or 現状を優先する.

As you may know, "ad corpus" means "as is." The property for sale on an as is basis will be expressed in Japanese 不動産を現状通りで売買する.

When people buy real property on an as is basis, it is assumed that the buyer saw the property before signing the deed. The size of the land sometimes turned out to be smaller than the estimated. An "ad corpus" provision comes in handy in this situation.

Okay, I accidentally hit enter and submit this before I was done, but the suggestion was supposed to be 一括(売買). The definition from 財団法人東京大学出版会 英米法辞典 is:

「一括売買
□契約の目的物の量を数字によって特定せず, 大まかに, ある全体をその対象とする売買. 主として, 不動産の売買で正確な面積を明示せず行われる場合に用いられる.」

This is "sale in gross", which seems to correspond to what is being described in cinefil-san's link.

Of course, more context couldn't hurt. (Are we talking about land, products, or what?) 総体で might be a possibility too.

私も法律や契約の専門家ではありませんが、不動産取引で問題になるのはロットのサイズだけではないと思いますので、現状有姿を使うことに問題はないと思います。「不動産取引 現状有姿」で検索するとかなりの数がヒットしますし、実際週末の朝刊に入る不動産の広告でも時々見かけることがあります。

Thank you for your comment! I think 現状有姿 can be used in the case that a house or building is still there when the lot is transfered, as stated in Yamaguchi san's comment.
agree Mami Yamaguchi : 私は、法律の専門家ではないですが、土地面積の増減だけでしたら、tulipさんの言われる通りかもしれません、ですが例えば「造成しない」等、手を加えないという意味で、現状有姿も有りではないかと思います。 http://glossary.oj-net.co.jp/archives/2005/03/post_362.html どちらにしても売り手の行為のことのようなのでどちらかだと思います。

Ad corpus definition

According to a Kudoz Spanish q&a from 2004, the term could mean "as is" or "for lump sum." Which definition to use would depend on the context.
