Atas dasar Surat Keputusan Menteri Hukum dan Hak Asasi Manusia Nomor: XXX tanggal XXX, telah diangkat sebagai Penerjemah Tersumpah dari bahasa Inggris ke bahasa Indonesia, maka yang bersangkutan telah diambil sumpahnya menurut agama XXX yang dianutnya sebagai berikut :
“Saya bersumpah/berjanji:
• bahwa saya, untuk diangkat sebagai Penerjemah Tersumpah, dari bahasa Inggris ke bahasa Indonesia, akan patuh dan setia kepada Negara Republik Indonesia dan Pancasila.
• bahwa saya akan mentaati menurut kebenaran yang sesungguhnya, menterjemahkan surat-surat yang diberikan kepada saya, tanpa menambah maupun mengurangi maksudnya dengan amanah, jujur, seksama, mandiri, dan tidak berpihak serta tidak akan mengumumkan segara sesuatu, yang harus dirahasiakan dalam tugas saya.

• that I, to be appointed as a Sworn Translator, from the English language to the Indonesian language, shall submit and be loyal to the Republic of Indonesia and Pancasila.
• that I shall adhering to the actual veracity, translate documents given to me, without adding or reducing their meaning in a trusted, honest, thorough, independent, and impartial manner as well as shall not publicize anything, which must be kept confidential in my tasks.
• that I to be appointable as this Translator, whether directly or indirectly, with any designation or proposition, have never and shall not give or promise anything to any person.”
These Minutes of Oath/pledge were hereby drawn up and signed by XXX, Director General of Legal Administrative Affairs of the Ministry of Law and Human Rights and the appearer as well as witnesses for due use.

Source text - English This Leasehold Agreement for the Serviced Apartment Unit as specified in Appendix 1 to this Leasehold Agreement (the "Serviced Apartment Unit") is made on this day of XXX
Between
XXX, a company registered and domiciled in the Republic of Indonesia with its registered address at XXX (hereafter referred to as the "First Party" or the "Developer");
And
The Party named in Appendix 1 herein (hereinafter referred to as the "Second Party" or the "Purchaser").
(Each referred to as a "Party" and collectively "Parties", and shall include all their successors and assigns)
RECITALS:
(1) The First Party is the developer of the Development as defined in Article 1.
(2) The Second Party has agreed to purchase the Serviced Apartment Unit as described in Appendix 1 with a leasehold term of sixty (60) years from the Handover Date.
(3) This sale and purchase of the Serviced Apartment Unit is contemplated by Parties to be part of the purchase and leaseback scheme or arrangement in which the Serviced Apartment Unit will be managed by the Developer or an appointed professional management company, whichever applies at the time of the leaseback management.
THE PARTIES HEREBY AGREE AS FOLLOWS:
Article 1 DEFINITION
The terms used in this Agreement, unless explicitly defined differently, are defined as follows:
Serviced Apartment Unit refers to the unit as described in Appendix 1.
Serviced Apartment Building refers to the building complex in which the serviced apartment units are located.
Commencement Date means the commencement date of the Lease and as stated in the Notarial Deed.
Completion Date means the date on which the Notarial Deed bearing the Lease title is issued to the Second Party in consideration for and in exchange with full payment of the Purchase Price by the Second Party.
Condotel Building refers to the building within the XXX Development to be developed and managed purely as a condotel with facilities some of which are to be shared and jointly enjoyed.
Condotel Unit refers to a unit or hotel room within the Condotel whether single, twin or suite situated and identified within the Development.
Development refers to the "XXX", which comprises a multi-purpose complex housing the Serviced Apartment Building, the Condotel Building and recreational facilities within the parcel of land with an approximate land area of XXX m2 at XXX (with plan at page 2 of Appendix 1).
Down payment means 20% of the Purchase Price paid when this Leasehold Agreement is entered into.

Pihak yang disebutkan dalam Lampiran 1 dari Perjanjian Hak Sewa ini (selanjutnya disebut sebagai "Pihak Kedua" atau "Pembeli").
(Masing-masing disebut sebagai suatu "Pihak" dan bersama-sama sebagai "Para Pihak", dan akan termasuk semua penerus dan penerima pengalihan haknya)
LATAR BELAKANG:
(1) Pihak Pertama merupakan pengembang dari Pengembangan sebagaimana didefinisikan dalam Pasal 1.
(2) Pihak Kedua telah sepakat untuk membeli Unit Apartemen yang Dilayani sebagaimana diuraikan dalam Lampiran 1 dengan jangka waktu hak sewa selama enam puluh (60) tahun sejak Tanggal Penyerahan.
(3) Jual beli Unit Apartemen yang Dilayani ini dimaksudkan oleh Para Pihak untuk menjadi bagian dari skema atau pengaturan beli dan sewa balik di mana Unit Apartemen yang Dilayani akan dikelola oleh Pengembang atau perusahaan pengelolaan profesional yang ditunjuk, yang mana yang berlaku pada saat pengelolaan sewa balik.
PARA PIHAK DENGAN INI MENYEPAKATI SEBAGAI BERIKUT:
Pasal 1 DEFINISI
Istilah yang digunakan dalam Perjanjian ini, kecuali apabila secara tegas didefinisikan lain, didefinisikan sebagai berikut:
Unit Apartemen yang Dilayani mengacu pada unit sebagaimana diuraikan dalam Lampiran 1.
Gedung Apartemen yang Dilayani mengacu pada kompleks gedung di mana unit apartemen yang dilayani berada.
Tanggal Permulaan berarti tanggal permulaan Sewa dan sebagaimana dinyatakan dalam Akta Notaris.
Tanggal Penyelesaian berarti tanggal di mana Akta Notaris yang memuat hak Sewa diterbitkan kepada Pihak Kedua sebagai imbalan atas dan sebagai ganti dari pembayaran Harga Pembelian secara penuh oleh Pihak Kedua.
Gedung Kondotel mengacu pada gedung di dalam Pengembangan XXX yang akan dikembangkan dan dikelola semata-mata sebagai kondotel dengan fasilitas yang beberapa di antaranya akan digunakan dan dinikmati bersama.
Unit Kondotel mengacu pada suatu unit atau kamar hotel di dalam Kondotel apakah single, twin atau suite yang terletak dan diidentifikasi di dalam Pengembangan.
Pengembangan mengacu pada "XXX", yang merupakan sebuah kompleks serba guna yang terdiri dari Gedung Apartemen yang Dilayani, Gedung Kondotel dan fasilitas rekreasi di dalam bidang tanah dengan luas tanah kira-kira sebesar XXX m2 di XXX (dengan denah pada halaman 2 Lampiran 1).
Uang muka berarti 20% dari Harga Pembelian yang dibayarkan pada saat Perjanjian Hak Sewa ini diadakan.

Upon graduation from Bina Nusantara University in 2009, I worked directly for PT. Laksana Tata Indonesia (Business Advisory Indonesia) until my resignation in 2015 as an Assistant Managing Editor. From 2016 to 2019, I worked at PT. Legal Centric Indonesia (formerly PT. Terataimas Indocitra) with the last position as the Head of Translation Division. I passed the Indonesian Translators’ Qualification Examination held by the Professional Certification Agency of University of Indonesia in 2021 for the English-Indonesian language pair and the Sworn Translators’ Assessment for Professionals in 2022 for the Indonesian-English language pair. On October 5, 2022, and May 23, 2023, I took an oath administered by the Directorate General of Legal Administrative Affairs as a sworn translator for the English-Indonesian and Indonesian-English language pairs, respectively.
